…Momentum varies as location, rates, and affordability steer buyer decisions…

Although down slightly, closings are strongest between Routes 1 and 113, while East of Route 1 continues to command the highest average sold price.  The western quadrants remain more price-sensitive, with year-over-year pricing pressure showing up most clearly west of Route 13.

Pending activity peaked in Week 23, then cooled dramatically through Weeks 24 and 25.  That pullback suggests buyers are still active, but momentum is waning as June moves toward month-end.

Rates improved a little last week, but remain below last June.  Edging higher from May, we're keeping affordability front and center.  The monthly payment estimate improved year over year, though the most recent move added back some expense.

🏠 Sussex County closings show a clear split by geography, with the strongest activity closest to the beach and premium pricing still concentrated east of Route 1.

📊 Pending contracts cooled after a mid-month peak, suggesting demand is still present but not moving in a straight, upward line.

💰 Mortgage affordability is slightly better than last June, though rates and payment estimates moved up from May.

☀️ As June wraps up, pricing, location, and financing remain the big factors shaping buyer decisions across Coastal Delaware.
