The Main Story...

…Spring demand is waking up—prices steady, pendings choppy, rates finally under 6%.

February ended down nearly -20% from a year ago while prices are staying strong year over year and compared to the 5 year average.

Valentines was the unofficial start to the Spring market in Coastal Delaware and when we started to see an increase in pending home sales.  Last week there was a slight decline as home buyers were digging out from the winter blizzard early in the week. 

The February 30-year mortgage rate declined from January and a year ago and March is following suit - falling below 6% for the first time since September of 2022.

To sum it up... 

🏠 February wrapped up about 20% below last year’s pace, but home values are still holding strong versus last year and the 5-year average.

📊 After Valentine’s Day kicked off the unofficial start of the Spring market, we saw a nice pop in pending sales—followed by a slight pullback last week as buyers were still digging out after the early-week blizzard.

💰 Mortgage rates are giving buyers a boost: February’s 30-year rate came down versus January and last year, and March is continuing the trend, dipping below 6% for the first time since September 2022.

☀️ With weather improving and rates easing, expect more showings, more activity, and a steadier flow of new pendings as March momentum builds.
