…Detached home closings slowed May, cooling totals and average pricing…

Detached homes were down 13% for the month, and because they represent the largest share of closings and the highest average sold price at $676K, that decline helped pull down both the total number of closings and the overall average home price. Townhomes were up 7%, but at a lower average price point, they weren’t enough to offset the detached-home slowdown.

Pending contracts remain active but uneven. Weekly pending contracts moved from 96 to 98, which is a slight improvement, but still below the recent high of 121.

Mortgage rates also moved back up, with the 30-year fixed national average rising from 6.39% in May to 6.53% in June, increasing the estimated monthly payment on a $500,000 loan by $48.

🏠 Detached homes were the main reason May closings felt softer, with that category down 13% for the month. Since detached homes make up a large share of the market and carry the highest average price, the slowdown also helped pull down the overall average home price.

📊 Pending activity is still moving, but momentum remains uneven. New contracts ticked up slightly last week, though they remain below the stronger pace seen earlier in the month.

💰 Mortgage rates moved higher again, adding pressure to monthly payments and keeping some buyers cautious.

☀️ The market is not falling apart, but it is clearly more selective and price-sensitive heading into summer.
