 | Weekly newly pending contracts moved from 114 → 104 → 121 → 108 → 96, with the most recent week showing the lowest count in the displayed period. That suggests buyer activity is still present, but momentum has cooled. |

 | The 30-year fixed national average was 6.41% in May 2026, up from 6.34% in April, but still below 6.80% in May 2025. On a $500,000 loan, the estimated monthly payment rose $21 from April, but remains $130 lower than last May. |

🏠 May closings came in below last year, with Detached Homes playing a big role in the slowdown. That softer Detached Home activity pulled down the total number of closings and also weighed on the overall average closed price.
📊 Pending contracts have eased over the past few weeks, suggesting buyer demand is still active but not gaining strong momentum heading into summer.
💰 Average closed prices remain relatively steady, though they are now trailing both last year and the 5-year average.
