...Spring demand feels hesitant, but pricing continues to hold steady...

April Closings continue to lag from last year as average home prices that are closed on are flat to a year ago and the 5 year average.

Pending home sales have declined again last week as the spring market seems to still be a little confused.

We saw a slight decline in the 30 year rate last week from the previous week, but the gains we made in March seem to be all but erased at this point. 

🏠 April closings are still trailing last year, while the average closed price is holding steady compared to both a year ago and the five-year average. That tells us demand has cooled, but values have not started slipping.

📊 Pending sales pulled back again last week, which adds to the sense that this spring market has not fully found its rhythm yet. Buyers are still active, but many appear to be moving more cautiously than usual for this time of year.

💰 The 30-year fixed rate edged down a bit from the prior week, but most of the improvement we saw in March has now faded. That loss of momentum is likely keeping some buyers on the sidelines and slowing decision-making.

☀️ Even so, steady pricing is an encouraging sign. Once rates settle and buyer confidence improves, the market should be in a better position to regain traction as the spring season continues.
