š March is now in the rearview, and Coastal Delaware closings came in notably lower than last year, with the quarter also tracking behind 2025. Even so, pricing has remained surprisingly steady, holding near last year’s levels and still above the longer-term average. š One encouraging sign is that pending sales have been building over the last few weeks as the snow, cold, and winter slowdown faded. That pickup suggests buyers are still engaged and that spring activity could continue to improve from here. š° Mortgage rates moved higher again, with the 30-year fixed rate sitting just under 6.5% last week. Combined with stock market weakness and global uncertainty, that has chipped away at buyer purchasing power and helped keep the market moving at a slower pace. ☀️ The bright spot is that rates are still a bit more favorable than they were a year ago, and with buyers returning to the market, there is still reason for cautious optimism this spring. |
