…March closings lag, but warmer weather is fueling fresh buyer activity…

So far for March, Closings are trending down considerably from last year - following the trend we saw in February, while prices are holding.  Significant decreases are seen in both Detached homes and the quadrant between Rt's 1 and 113 - both in new construction and in resale homes.

With warmer weather we saw a nice uptick in new pending contracts last week, so we should expect to see an improvement in April Closings as a result.

The 30 year Fixed Rate mortgage National Average jumped last week from 6.0% to 6.11%.  Uncertainty in world markets is being noted as the main contributor to that shift.

To sum it up... 

🏠 March closings are trending down noticeably from last year, continuing the softer pace we saw in February, even as prices continue to hold firm.
 

📊 The largest declines are showing up in Detached homes and in the quadrant between Rt’s 1 and 113, with both new construction and resale activity feeling the slowdown.
 

☀️ The good news is that warmer weather helped spark a healthy uptick in new pending contracts last week, which should help support stronger closing activity as we move into April.
 

💰 Mortgage rates also moved higher, with the 30-year fixed National Average rising from 6.0% to 6.11% last week as uncertainty in global markets added pressure.
