…Coastal Delaware market steadies as warmer weather, spring events, and lower mortgage rates boost buyer momentum…

February was down across the county with the only increase over a year ago in the quadrant between Rt's 113 and 13.  Prices held strong across the county with a slight dip in the same quadrant.

Pending home sales were up only slightly from the week prior, likely due to the colder weather and less than ideal conditions.  As we move into warmer weather and the unofficial Spring start with St. Patricks day folly this weekend, we expect to see more showing activity and pending sales rise.

March 30 year mortgage rates are right around 6% giving real savings and stronger buying power from February and a year ago.

To sum it up... 

🏠 February activity across Sussex County came in lower year-over-year, with the only area showing growth located between Routes 113 and 13. Home prices overall remained resilient across the county, though that same quadrant saw a slight dip compared to last year.
 

📊 Pending home sales rose modestly week-over-week, likely influenced by colder weather and less-than-ideal showing conditions. As temperatures improve and St. Patrick’s Day weekend marks the unofficial start of the spring market, we expect buyer activity and showing traffic to increase.
 

💰 Mortgage rates continue to provide encouraging news for buyers. The average 30-year mortgage rate in March is hovering around 6%, offering improved purchasing power compared to both February and the same time last year.
 

☀️ With warmer weather ahead and seasonal events bringing more visitors to Coastal Delaware, the coming weeks should bring stronger momentum to the local housing market.
