... Interest rates have a huge impact on monthly payments...

January Closed by Property Type quickly reveals that Detached Home Closings were down 7% year over year while Townhomes made a 14% leap.

Same story as last week, the weather has been unkind to home shopping.  Newly Pending contracts dipped again last week while temperatures were in the 20's and teens and the wind chills at some points were below zero.

Last week the Fed reported a .01% increase in the 30 year average mortgage rate, nationally, so virtually unchanged from the prior week.  The effect in real dollars of the current rate shows a -$3 improvement over the average January rate and an overall reduction of -$258 on the same $500,000 loan amount compared to a year ago.

To sum it up... 
 

🏠 January closings by property type show a split: detached home closings softened year-over-year, while townhomes posted a notable jump.

📊 Pending activity slipped again last week, and the stretch of harsh winter conditions likely continued to keep buyers and sellers on the sidelines.

💰 Mortgage rates were essentially flat week-over-week nationally, and the math on a typical loan points to slightly better monthly payments versus the January average and a meaningful improvement compared with last year.

☀️ If weather moderates, watch for a near-term rebound in showings and contract activity—though momentum may vary by property type as buyers stay value-focused.
