The Main Story...

... 2025 was the year of the Townhome.  Will price resistance break with the anticipation of lower mortgage rates?

2025 ended slightly up from a year ago and that growth came from more Townhomes being sold vs 2024.  Condo's and Detached Homes were relatively flat from a year ago while Manufactured home sales were down.  All categories saw price growth year over year with the exception of Townhomes, down -2%.

Last week we saw another uptick in pending home sales giving a little more clarity and credence to the idea that buyers may be moving off the fence and committing to purchase.

After the announcement from the Whitehouse a week and a half ago, giving direction the Fanny Mae and Freddie Mac to buy $200 Billion of Mortgage Backed Securities, we saw a slight drop in the 30 year mortgage rate - down to 6.06%.  

To sum it up... 

Taking one final look at 2025, we see a remarkably flat year over year with unit growth coming from Townhomes and price growth from Detached Homes and Condos.  As we move into 2026 and with 30 year mortgage rates lower than a year ago, we hope to see more unit transactions and expect to see less price resistance.

Pending home sales increased again last week which is fairly typical coming off of the holiday selling period.  As we watch this closely, time and mortgage rates will reveal if this metric starts to climb quicker than is typical.
