The Main Story...

... 2025 increases were fairly consistent across the Sussex County.  What will lower mortgage rates mean for 2026 and the Spring market?

With the end of 2025, we can clearly see that home sales were fairly consistent across Sussex county with the largest unit increase happening in the Rt113 to Rt13 corridor.  Average home prices were up in all quadrants with East of Rt 1 being the strongest year over year increase.  Sales were sluggish west of Rt 13 and was also the slowest growing average sold price.

Newly Pending contracts picked up slightly last wee (49 new contracts) vs. prior weeks - the lowest of which was the week between Christmas and New Year.

The 30 Year Fixed Rate Mortgage for January so far was up a tick last week, holding right around 6.16%.

To sum it up... 

We heard last week, Fanny Mae and Freddie Mac were instructed by the President to buy $200 Billion of Mortgage Backed Securities in an effort to reduce effective mortgage rates in order to make home buying more affordable.  All indicators right now are pointing to rates just below 6% now with the official numbers being release on Thursday.  

Newly Pending contracts will be the bell weather (along with closings) to keep our eye on whether these moves by in Washington are making a difference in our local market.
