... 2025 was a little bit of a roller coaster with marginal increase over the prior year by years end ...

2025 Closed out the year up just slightly over 2024 with a 2 percent overall increase in number of homes closed on and an average price up nearly 5 percent.

The year started off very strong with January beating the prior year by 25% in the number of homes closed on and the average price was up 18%.  By the last quarter of the year (October though December), home sales went sharply negative while the average price was up slightly for the three month period.

The 30 Year Fixed Rate Mortgage for January so far is at 6.15% vs nearly 7% a year ago.  This decline in rate opens up a lot more purchasing power for home buyers.

To sum it up... 

2025 was a challenging year in the Real Estate market with buyers waiting patiently to see how Fed rate reductions in October, November and December would impact mortgage rates.  Suffice to say, rates did come down marginally, but while buyers wait, the average home price has increased.
