November Closings by Quadrant in Sussex County show that all but the area between Rt's 113 and 13 were down from a year ago with the area between Rt's 1 and 113 down the most number of homes and the area West of Rt 13 down in the largest percentage. Mortgage Rates for the first week of December show a 50 basis point drop from a year ago.  While we are expecting to see the Fed reduce the Short Term Fed Rate again this month, we will watch the 30 year mortgage rate closely. To sum it up...  November Closings were down considerably from a year ago and that effect was seen across the county.  While interest rates are lower than a year ago, consumer confidence is also lower - sidelining buyers who are not overly motivated to make a move.
