November seems to be following October's trend with fewer closings and fewer new listings ... With three weeks for the month of November so far we're seeing closings trailing well below last years counts - down 14% from a year ago. Similarly, November New listings are down significantly from a year ago - down 23% for the same 3 week time period. At the start of the month the Fed dropped their short term rate by .25% and there was a slight drop in mortgage rates in the first week of the month.  The following 2 weeks, rates have increased a little, however, we're noting more than a .5% reduction in rate from a year ago. To sum it up...  The holiday season in coastal Delaware is typically slower than the rest of the year so, coupled with other market conditions, it's not surprising to see some contracting in new listings and the number of homes sold.  That said, for serious sellers, now is the time to start thinking about price adjustments or other concessions to be more competitive to maximize the current market.
