Inventory levels coming out of October are still relatively low compared to years past ... As we close out October, we can clearly see that the total number of Resale homes on the market is slightly below 1,300, which is down about 9% from a year ago for the same month.  Year to Date,  new listings are up about 3% from a year ago, but still trailing behind 2019 (pre-Covid) by more than 15%.   Last week we saw another drop in the 30 year average mortgage rate to 6.19%.    To sum it up...  Going in to November our inventory levels still seem pretty low compared to prior years, which inevitably will keep prices higher and more negotiations between Sellers and Buye As we get closer to the 6% mark with 30 year mortgages, lenders are seeing more refinancing of mortgages happening and we expect to see active buyers start to commit more to their purchase intentions.   Just Listed - The Jasmine by K Hovnanian is a wonderful one-story, three bedroom home on an extra-wide lot located in the Seabrook community.  Beautifully appointed and a handsome three season room provide both convenience and comfort for everyday living, while the wooded lot behind the home provides plenty of lush greenery and privacy.
