Monday's Main Event Get a jump on your week with the latest in local Real Estate Market trends, Mortgage Rates, and Local Happenings The Main Story... ... Townhomes and Condos realized the highest growth vs. a year ago.  Is this a trend toward lower prices or simply more availability?? Although September closed with 7% more home Closings than a year ago Detached home sales were down -2% while Townhomes and Condo's were up considerably over a year ago. Two weeks in to October and the average 30 year fixed rate mortgage is down just slightly from a year ago.  To sum it up...  Year to date demand is up across all property types, with the exception of the Manufactured Home segment.  Year to date, Townhomes are up a whopping 24% over a year ago with Detached homes up 4% and Condos up 2%.  The average home price in all segments is up compared to last year. Teetering in the 6.3% range for the last couple of weeks, weak consumer confidence is keeping the rate higher than we would like to see it.  With the potential of 2 more Fed reductions in the short term horizon, we may see the rate get closer to 6% by the end of the year.
