... July Closings were tougher closer to the beach, is now the time for a FED rate reduction?

Digging into the Quadrant Closings for the month of July, we can see transactions and average closed price were up in all quadrants across Sussex County, with the exception of East of Rt. 1.
As we come into a new month, the August 30 year mortgage rate average is flat to July's average and up almost a quarter of a point from a year ago.  
To sum it up... 

Across the county sales growth seems to be the stronger farther away from the beach area.  This can be more attributed to price resistance than location as the total number of transactions East of Rt 113 is nearly 3x those west of Rt.113.

Mortgage rates were on a positive trend downward for most of the year, but as we come in to August, we realize that there's a long way to go and this may be the ideal time for the FED to make a move that is material enough to bring long term rates down.
The very happy Sellers and Buyer have both realized their dreams to move on to a new chapter in their lives.  Congratulations to everyone that made this a reality!
