The Main Story...

... Year to date though June transactions, prices, and DISCOUNTS are up ...  BUT, JULY ended down from a year ago.

July transactions were down slightly from a year ago while the average closed price was down 6.5%,  bringing the the average closed price within 3% of the 5 year average.
New listings in July were down 4% from a year ago while pending contracts of listings that came on the market in July were roughly 35% of the total new listings in the month.
July 30 year mortgage rates are fluctuating minimally though out the month and August is historically lower than July, so hopefully we will see a larger downward shift in the coming weeks.
To sum it up... 

While July didn't produce the best results in closings or average home prices, we may be seeing more people waiting on the promise of a lower rate from the Fed in the near future.  

Although Fed rates aren't directly tied to mortgage rates, we do anticipate a little more activity in the local market as we move closer to the Fall months.
