The Main Story...

... Year to date though June transactions, prices, and DISCOUNTS are up ...

Year to Date though June Closings are up about 6% over the previous year with a 7% increase in average price from a year ago.  The 5 year average has dipped below double digits, so although we are seeing increases, they are normalizing.
Currently, a little more than half of the Resale homes on the market have already taken at least one price reduction with the average reduction a little less than 7% below the original list price.
Rates this month have bounced up and down slightly, but for the most part have remained stable.  With one more week left in July and August rates last year beating those of the preceding month, we hope to see a continued down-trend through August 2025.
To sum it up... 

Transactions for the first half of the year remain strong as does the average home price; although, we do see much more discounting by Sellers than in the recent past.

The White House and the FED keep talking about moving a Short Term Interest Rate reduction up from September, but strong Jobs reports and higher-than-desired inflation are keeping them from making the move.  Maybe we'll see it in August...  Just keep in mind, FED rates aren't directly or immediately tied to Mortgage Rates, so a move in the FED doesn't necessarily mean a move in Mortgages.
