... June Closings were down, but mortgage rates are down, too. Now is the time for Buyers to make a move ... |

 | | For the month of June, Closings were down about 7% from a year ago while the average home price was up 5.5% over last year. |

 | | The 30 year fixed rate mortgage last week dipped 4basis points to 6.77% bringing the June average closer to May and more than 10 basis points below last year. |

| To sum it up... June closings for the most part were homes that went under contract in April and we can remember that April was a fairly disappointing month for both showings and homes going under contract, so we should expect to see disappointing numbers in June closings. Both Detached Homes and Condos were down more than 10% from a year ago while Townhouses did make up some of the downward trend.
Home prices remain strong in both near and longer term metrics, so our expectation is that home prices will stay resilient through slower periods.
Mortgage rates may be a shining moment for Buyers and Sellers in future months as they come down and improve buying power. July is typically a lower rate month than June, so we hope to see some improvement from June's 6.83 average rate.
All of that said, we have seen some renewed interest in property showings and buyer's intent. It's time for serious buyers to get their ducks in a row and get off the fence, because when rates do move, prices will likely start going up again.
