The Main Story...

... June started out strong, but sentiment is still cautious...

June Month to Date started out strong compared to last year with total closings up about 12% from a year ago, for the first two weeks of the month. 

Breaking it down, we can clearly see demand in all home type categories are up with significant gains in Townhomes, Condos, and Manufactured homes.  Similarly, average prices are up across the board, with the exception of townhomes down close to 10% from a year ago.
While we saw a slight dip in the 30 Year average fixed mortgage rate last week, it wasn't significant enough to move the needle. 
To sum it up... 
While we've seen a rebound in the stock market and stronger consumer sentiment, there have also been improvements in Real Estate the last couple of weeks.  These should be acknowledged with cautious optimism and it is showing to be dependent on specific characteristics - location, new construction vs. resale, home type, community amenities, etc.  On the upside, Buyers are still buying and more homes are coming on the market every day.

Recently, analysts have indicated that the FED will likely wait until September to make a move on the FED rate, so we shouldn't expect to see much change in rates before then.
