May sales are trending down from last year, is this a sign of things to come? ... We're halfway through the month of May and Closings are trending down from a year ago.  Although we've seen a slight increase in the average home price closed on from a month ago, it is a slight decline from a year ago.  As we get closer to the 5 year average we are realizing prices are stabilizing.  Given the decline from a year ago, this could mean a longer term decline in home prices as we look forward. So far this month about 16% of homes that have sold, sold above their original list price while nearly 70% of those closed on closed below their original list price with an average discount of 6.8% from that original price.  This is a significant shift from where the market is year to date. No change in the National Average 30 year Mortgage Rate last week.  The fed has noted a slight increase in inflation and in unemployment and so far have decided to hold steady to get those metrics under control.
