... Summer is just about here...  It's time to get serious about that beach house!

Resale Home Closings year to date through March were up slightly vs a year ago with the average home prices relatively flat.  Homes east of Rt 1 have seen a boost this year up 19% in transactions and 58% in the average home price.  
The 30 year fixed rate mortgage average jumped last week by 20 basis points increasing the average rate vs. last month and pushing toward last years rate.  Tariffs and market uncertainty are having a near-term impact on rates, but the FED so far has said they will still plan to bring rates down in coming months.
To sum it up... 

Resale home sales year to date have slowed down, with the exception of East of Rt. 1.  Although we are still seeing homes selling at or above their originally listed price, it may take a little longer for those buyers do commit.  

Even though we are seeing market volatility, nationally, there is a push from the current Administration to have the Fed lower rates.  This is a great time to making a purchase with the understanding that refinancing to a lower rate may be not that far away.
