... Spring is here, is March poised to eclipse 2024?

Although February ended with -6% fewer closings than a year ago, year to date Sussex County is up 4% for the same time period. 
February saw an 11% increase in new listings over a year ago and a 42% sell-through of those new listings.  This shows there's still a significant and immediate demand for new listings as long as the price shows inherent value.
Over the last few weeks we've seen national mortgage rates come down and although the February average ended up from a year ago, March so far is running well below February 2025's average and even slightly below February 2024.  
I'm always grateful to be able to sleep on Sunday, the day the clocks change in the Spring, but boy it was a tough Monday morning to rise and shine.  Spring is here and Summer isn't far behind!!
To sum it up...

Although closings in February were down from a year ago, more listings in February and continually declining interest rates are setting March up to be a strong month for both new listings and more closings vs. a year ago. 

March is historically one of the largest months for closings, so keeping an eye on new listings will be important to see if growth in March is possible.
