... Where's the inventory?  

Currently there are 804 Active RESALE listings on the market, which is down slightly from a year ago.  
30 year Mortgage Rates declined a little last week bringing the February average below that of January. 
Congratulations to the Philadelphia Eagles!  Fly Eagles, Fly!
To sum it up...

January added 245 new listings making up about 1/3 of the total active listings. Since those homes came on the market, close to 50% of them went under contract or decided not to sell and removed their home from the market.

Roughly 30% of all current listings have been on the market for 30 days or less while about 45% are on the market more than 90 days.

With a potential increase in tariffs on lumber from Canada in the future, we may see New Construction starts slow as builders may need to increase prices to account for this.  This may shift attention more to Resale listings where non-builder sellers will have a little more leverage.

There are indications so far that the FED will hold rates where they are for now, but as we know that generally impacts short-term interest rates more than Mortgage Rates.
