The Main Story...

Significant sales pull average home prices higher closer to the Coast... 

Whenever we look at sales by quadrant, we usually see some things that have us scratching our heads.  In January, that's the number of homes sold East of Rt 1.  

With a 90% increase over a year ago, we note that there were multiple significant sales in North Rehoboth, North Shores, The Grande at Canal Pointe (I represented Buyers on one of these!), Rehoboth Crossing (townhomes) and The Glade.

What is also significant is the fact that more than 50% of what closed on went under contract in fewer than 14 days.  
In the First week of February, national mortgage rates have barely changed from the prior week.  Although they are higher than a year ago, they seem to be holding a steady rate as we start building toward the Spring Real Estate season.
Remembering the Past forges a path to the Future and opens up unlimited possibilities.
To sum it up...

The first month of the year shows strong growth across the county with some significant sales leading to higher overall average prices.  However, home prices between Rts 1 and 13 are also up strongly over a year ago, indicating more potential for Sellers and Buyers across the area.  

While we see interest rates holding steady nationally, we don't see this as a major deterrent as we move toward the Spring market.
