As we bring January to a close (ALREADY?!?), with only a few days left, Closings for the month have outpaced a year ago.  

The Average price Closed on is up from last year and last month and nearly 20% higher than the 5 year average for the month.
Rates are higher in January vs. December and a year ago all while transactions continue to increase.

To sum it up...

As in any retail environment, when a Seller doesn't feel price resistance, they can charge more.  This is simple Supply and Demand. 

Although we do see about 1/3 of all transactions paying cash, the majority of Buyers are financing their purchase, so while Sellers aren't feeling price resistance on their list price, Lenders are also not feeling downward pressure on their rates.  

Incentives and concession negotiation are 2 ways for Buyers and Sellers to work together to find value and work around these forces.  I'm prepared to have those conversations.
