More inventory, more sales...  But, some sellers are not giving buyers what they want. Currently, there are 866 new active listings with an average price just under $750K.  Of those listings, roughly 170 came on the market in November.  Nearly 50% of the listings in November sold since they came on the market.   The December Mortgage Rates are relatively unchanged from a week ago, but still showing improvement over last year and last month.   ... to sum it up.  New Listings have continued to improve over the last 2 years, year to date.  However, the market is still down compared to 2020 and 2021 by a little more than 20%.  Homes on the market for 90 days or more make up nearly 40% of the active inventory, which begs the question, why are these homes not moving?
