November is a busy month with elections and holidays keeping everyone on their toes.    Month to date closings are trending down slightly with one week left before Thanksgiving; although, we see strong price increases over a year ago.  A few significant sales have driven up the average sale price, East of Rt 1. Interest rates continue to beat last years rates with a 40 basis point increase over last month.  Last week the Fed decided to make another reduction in short term interest rates, but we have yet to see that have an impact on the 30 year fixed rate. ... to sum it up.  Home sales have slowed in the last month to 6 weeks fueled by interest rate uncertainty.  Not all buyers are motivated by low prices or rates, but when a home is in good condition and priced accordingly it will sell quickly.
