The Main Story...

Closings were up in October, thanks to more inventory in prior months.  Will Sellers get the hint and off the fence??

October Closings ended up 21% over a year ago, a significant increase over the single digits we saw in August and September.  This can be predominately attributed to the high level of new listings vs. a year ago in August and September.

October Mortgage rates climbed again last week pushing the National average over 6.5%.  

To sum it up... 

 

More inventory in August and September fueled higher demand and closings in October.  A 65% increase in Townhome sales year over year drove these closings, and while at a lower price than Detached Single Family homes, also brought the overall average price down slightly. 

Lower interest rates in September and early October also influenced the surge in home purchases, giving Buyers a little stronger buying power vs. earlier in the year.
