The Main Story...

Mortgage rates keep dropping and a Fed Rate reduction anticipated, this may be the best time to buy a new home in the near term.

Year to date, New Construction represents about 25% of the total closings through August with the largest growth area between Rt. 1 and Rt 113.  While new Construction home prices are still higher than resale homes, they have come down year over year closer to the beaches.

The national average 30 year mortgage rate was 6.09% last week.  Nearing 6%, we are seeing more transactions and new listings coming on the market.

To sum it up... 

 

Last week the Fed pulled the trigger and reduced the Federal Reserve Rate by .5% and we saw a .2% reduction in the national mortgage rate as a result. 

More inventory is coming on the market and lower mortgage rates are expected to create higher demand as a result.
