The Main Story...

Mortgage Rates dropped last week, Buyers are starting to look more seriously again...

Closings across Sussex County, year to date, are mostly up with the area between Rt's 1 and 113 holding the highest number of transactions and the largest positive gain from last year.  That said,  the average price is relatively flat with that same quadrant pulling the total down slightly from last month.

Rates dropped again last week and the national average is down more than .3% from where it was a year ago.

To sum it up... 

 

Sales remain fairly consistent with slight moves up and down within each of the 4 quadrants of Sussex County.  We have seen slightly lower prices have driven more transactions in the largest regional market.  This also happens to be where the lion share of New Construction is happening, so we'll take a closer look at that dynamic, too.

Interest rates have a strong foothold in the downward trend compared to last month and last year.  With the Fed indicating that they are likely to take a rate cut in September, some critics are saying that they waited too long and may need to shave off a full .5%.  Assuming that trickles down to Mortgage Rates, rates will likely be between 6-6.25% and some local lenders may even be below 6%!  This should be an exciting time for Buyers who have been waiting for lower rates.
