The Main Story...

A few more sales this year over last year with a marginal decrease in the average home price....

Early numbers year to date through July are showing a 2% increase over the first 7 months of 2023 with slight decreases in the average closed price year over year.

As we were expecting (and hoping for) the national average mortgage rate was down from June and nearly flat to July of last year.  Rates generally prove to be lower in Delaware vs. the rest of the country, so expect to see something better from your lender!!

To sum it up... 

 

We saw inventories on the rise last week and can now report that year to date Sales have increased as well. 

Days on the Market for Closed properties are still in the low to mid 20's, which indicates buyers are ready to pounce when the right property becomes available. 

Interest rates have indeed come down slightly, despite the Fed holding rates.  Soon, we expect to hear the Fed confirm a FED rate drop for September.  We've been talking about this for a while, and it looks like it may actually come to fruition.
