The Main Story...

Inventories are up..... from last year, but are they really??

Through June, new residential resale listings are up almost 20% from a year ago.  This is great news, we need it!  However, compared to pre-Covid, we're still down almost 20% from those levels.

Yay, yay, yay!  National average Mortgage Rates were down last week with the 30 year Fixed Conventional mortgage averaging at 6.77% across the country.  Rates are lower in Delaware, so expect to see something better from your lender!!

To sum it up... 

 

Inventory is on the rise, but is far from Pre-Covid levels, which is keeping prices firm despite the rising average number of days on market. 

ADOM is currently at 28 days compared to 21 days for the same time period last year.  For comparison, 2019 was averaging 43 days.

Now is the time to get financing in order to be on the front of the momentum.
