More inventory in June, what's going to happen next????

Year to Date closings through June are down slightly compared to last year both in units and in dollars, however, the average closed price remains 10% higher than the 5 year average.

New listings skyrocketed last month with more than a 17% increase over a year ago.  Year to date new listings are up about 20% from the first half of last year, but still averaging down about 18% from the 5 year average for the same time period.

Interest Rates continue to take baby steps downward and ended June 13 basis points below the May average.  Last weeks National Average was 6.86%, showing true movement from May.

To sum it up... 

 

As interest rates come down and more inventory becomes available, we are quickly becoming poised for a feeding frenzy of Buyers looking to get in to their new home or investment property. 

Consider this... July 2023, interest rates averaged 6.84%.  Last week, the National Average was 6.86%.  So, if rates continue to decline as they have the last 4 weeks, the average Buyer will be able to afford more in July of 2024 vs. 2023.  This will likely accelerate demand and keep prices stable or possibly increase them. 

Now is the time to get financing in order to be on the front of the momentum.
