Summer is kicking off and Townhome,  Condo, and Manufactured home prices are heating up.... Year to Date through April   The Average Cost / Square Foot doesn't change too much but you can see that Year to Date through April, the AC/SF was up 2% over last year, last month, and the month before.  When you peel back the layers, though, you can see that Detached Homes are down about -2% year over year while Townhomes (+9%), Condos (+20%), Manufactured Homes (+28%) are all up from a year ago. Mortgage Rates nationally were just over 7% for a 30 year fixed conventional loan last week, but local lenders are quoting rates in the high 6%'s.
