The Main Story...

... Closings are down, Inventory is up, and home prices are flat to a year ago....

April Final
 

Closings in April were down 13% from a year ago; while the average price was up slightly and maintains double digit increases over the 5 year average.
Listings were up 6% in April, not quite as high as the year-to-date through March, but still building from last years lows.  The Average Days on Market are still low for both Closings and Active Listings.

Mortgage Rates continue to rise as inflation numbers remain stubborn.

To sum it up... 


April was what many Buyers hope to see more of... slower sales and higher inventory.  This combination should put downward pressure on prices, although we're not seeing that quite yet.  With so much pent-up demand, when rates do come down the expectation is that Sales will accelerate and prices will push higher.
