... inventory is increasing, but is still well below pre-pandemic levels.

New Listings, Year to Date
 

Inventory is on the rise compared to last year with a 6% increase year to date, where as it was flat to 2023 at the end of February.  

Interest rates are relatively unchanged from last week, roughly .3% higher than a year ago

To sum it up... 


As we come in to the Spring market, we're seeing more inventory come on the market vs. last year with the average Initial List price +11% higher than a year ago.

The average days on market for current inventory sits around 21 days, down 1 day from last years average at this time of the year. 

While interest rates are higher than a year ago, they seem to be less of a deterrent to a purchase decision vs. the actual amount of homes to choose from.
